Which mortgage features attract consumers to their mortgage lender?

The feeling of security afforded by a fixed interest rate is the most popular feature for UK consumers when it comes to choosing a mortgage, a survey by checkmyfile. com has found.

The 2006 Mortgage Lender Survey found fixed interest rates, closely followed by the reputation of the lender as the top two attributes most likely to make Britons choose a mortgage product.

The survey also found that consumers generally regarded features such as higher lending multiples and the absence of higher lending charges – the fees charged by lenders when extending loans of more than 75 per cent of the value of the property – were amongst the least popular reasons for choosing a mortgage provider.

Barry Stamp, Joint Managing Director of checkmyfile. com, the UK’s leading provider of online credit files to consumers, said: “Our survey suggests the average UK consumer tends to be much more cautious when choosing a mortgage, compared to choosing other forms of credit which tend to be crisis-led. Consumers look for some stability when it comes to what is likely to be their largest monthly outgoing. Despite the relatively stable interest rate environment we have enjoyed for some years, they are keen to protect themselves from interest rate shocks. ”

The motivation for choosing a mortgage was found to differ between the genders in two distinct ways.

Barry Stamp added: “The top priority for men, when it comes to choosing a mortgage, is a fixed interest rate. Women, on the other hand, look at the reputation of a lender as the most important factor in choosing a mortgage. Getting a quick decision is also a key factor for men. Women are far less concerned about how quickly their mortgage offer appears. ”

As consumers get older, the key factors in choosing a mortgage product also change.

“Consumers in their 20s tend to look for the security offered by fixed rate mortgages, the reputation of the lender and the level of fees charged. They are not so concerned about how quickly they get confirmation of their mortgage offer – probably as they have no prior experience to base an expectation of the time a mortgage application can take.

“Consumers in their 30s also look to fixing their interest rate, and are more likely to be an existing customer of the lender. They are, however, looking for a quick decision on their mortgage offer.

“When a consumer reaches their 50s, their priorities have changed significantly. The top priorities for this age group are to choose a mortgage that gives them the ability to vary repayments and they are keen to choose a lender with a strong reputation. A quick mortgage offer in writing is also a key priority,” said Stamp.

With the reputation of mortgage lenders being the second most important factor for UK consumers in their choice of mortgage, the 2006 Mortgage Lender Survey asked respondents about the customer service levels of the top UK mortgage lenders.

60% of respondents to the survey rated the standard of customer service provided by mortgage lenders as ‘excellent’ or ‘very good’. One in six consumers were dissatisfied with the standard of customer service received.

Northern Rock and Nationwide were rated by respondents as the best mortgage lenders for their high standards of customer service. At the other end of the scale were Halifax and Barclays.

Mortgage Broker: a New Home for Your Skills?

A mortgage broker is the advisor assigned to a customer in order to find the right mortgage product. To train as a mortgage broker, you will need to have gained industry recognised qualifications such as a CeFA (School of Finance Certificate for Financial Advisors) or Certificate and Diploma in Financial Planning. Once these qualifications are gained then a trainee mortgage advisor has an averaging basic salary of £18,000 per year, without commission or bonuses. To be classed as a fully trained mortgage broker, the trainee will need to have undergone further on the job training with supervised meetings with clients in order for employers to assess the progress of the trainee. Once the trainee has successfully underwritten the desired amount of mortgages and tasks, they will then be fully trained and offered promotion or a higher salary. In mortgage broker jobs employers do not select new recruits based on ‘A’ level or degree results, often it is personal motivation, previous customer service experience and most importantly on people skills as the job requires a lot of one on one meetings with a broad range of clients. As the mortgage broker job is people orientated, like any sales related work, the hours are often long with shift work at weekends as well as some evening work (especially if you take an independent, self employed mortgage broker job). Types of Mortgages Offered by Banks in Turkey

With the new mortgage bill that became effective on March 2007, banks in Turkey started to ofer a variety of mortgage products to their customers, tailored to each individual’s needs. These products and the rates differ widely from bank to bank when you include loan duration, down payment, commission fees, prepayment options and fees etc. All of these variables make decision making much more confusing to the customer. In addition, when you add foreign currency based lending, different closing costs for each bank, expertise fees, etc, choosing the best mortgage product suitable for the customer turns into a multivariate optimization problem. Therefore, the role of the mortgage broker becomes critical. To better assist his clients and find the best mortgage product and the rate, a broker must have many years of experience in their fields, in finance, and in real estate business. Mortgage types being offered in Turkey can be classified as follows:

1. Fixed Rate Mortgages:

This is the most common mortgage type offered and given by all of the banks. The loan duration and the monthly payments are fixed and thus do not change through out the life of the mortgage. The borrower can payoff the entire loan with a prepayment option, however there is an early closing fee, which could be up to 2% of the loan amount.

2. Variable Rate Mortgages:

Borrowers should pay attention to setting a ceiling rate when negotiating with the bank so that when the rates change their payments do not go above a certain rate. The early closing fee that exists in fixed rate mortgage does not exist in this type of mortgage.

3. All Inclusive Mortgage:

If the borrower wants to include all the fees associated with the purchase of his home and the mortgage in the mortgage, this type of mortgage would be the most ideal one. These fees are are realtor commision, life and porperty insurance premiums, disaster insurance, moving fees, closing fees, expertise fees, etc. The amoun of these fees depend on the property and the lender. However, all of these fees could be included in the mortgage and be bundled as the mortgage package.

4. Discounted Commision based Mortgage:

If the borrower is interested in low monthly payments, he/she then can choose to pay a commision up front which consists of a percentage of the interest that needs to be paid. After subtracting this amount from the loan, the monthly payments would be lower. These types of mortgages have higher closing fees than other types, however. The early closing fee aplies to this mortgage as well.

5. Mortgage with payments specified at different months:

If the borrower is interested in making payments on only certain months, then this type of mortgage would be the most ideal one.

6. Zero Down Mortgage:

For those who has another property, this property can be used as a collateral to finance the purchase of the next property. If the other property has a higher value, then the collateral could cover the entire mortgage of the new house, thus making it a zero down mortgage payment. One thing that the borrowers should pay attention to is that most banks give mortgages up to 80% of the value of the property.

7. Foreign Currency Indexed Mortgage:

In addition to mortgages given in YTL (New Turkish Lira) currency, banks started to give out mortgage loans in other currencies as well. Some of these currencies are USD, EUR, GBP, CHF, and JPY. These types of foreign currency indexed mortgages can be obtained both as fixed rate and variable rate mortgages.

8. Refinance Mortgage:

The refinance option is now available as well. In case borrowers are interested in refinancing their mortgages with lower interest rates, they can change the mortgage either through the bank that they obtained the mortgage of through any other lender. The only caviat in applying for refinance in Turkey is that if your mortgage was applied prior to March 6th 2007, there will not be an early closing fee. However, if it started after that date, then there will be an early closing or early prepayment fee applied which could be up to 2% of the loan amount. The borrower also needs to pay for all associated fees related to the new mortgage.

9. Home Equity or Personal Loan Mortgage:

If the borrower is in need of additional finances, he/she can choose to get a loan by using his/her property as a collateral. This loan could be applied to home improvement as well as any other personal need. They are usually given at a higher interest rate than other types of loans but less than regular personal loans.

The 50 Year Mortgage-pros and Cons

With the 40 year mortgage becoming increasingly common in states such as California, where high home prices make mortgages less affordable for the average home-buyer, the latest mortgage product has been rolled out-the 50 year mortgage.

During the 1980s, mortgage interest rates in America topped 18%, prompting the introduction of the 40 year mortgage. The 40 year mortgage increased in popularity again in 2005, when Fannie Mae introduced a program to offer these extended-term mortgages. In 2007, approximately five percent of all mortgages are 40 year mortgages, with that figure reaching 25% in high-cost housing markets such as on the West Coast. With the 40 year mortgage becoming a more main-stream product, the 50 year mortgage has been introduced. While this type of mortgage further reduces the monthly cost of loan repayments, there are some definite disadvantages involved. The Pros

The main advantage of choosing a 50 year mortgage is a fairly obvious one-the extended terms of the mortgage make monthly repayments lower, and it means that owning a home becomes more affordable. There’s not always a huge difference between the monthly repayment on a 40 year mortgage and on a 50 year mortgage, but those few dollars can mean the difference between affording your own home now and having to wait a few more years to save a larger down-payment.

One of the important things to note about the 50 year mortgage is that after the first five years, the interest rate is adjustable. That means after the fixed-rate period is over, your interest rate can increase and decrease along with current market rates. This is one of the aspects of the 50 year mortgage that keeps that initial interest rate so low. If you’re looking for a low-cost mortgage with a view to refinancing within five years, the 50 year mortgage can be a good way of approaching this.

Finally, the 50 year mortgage is typically a safer way of affording a home if you’re unable to afford a conventional 30 year fixed-rate mortgage. Options such as interest only loans or balloon mortgages offer initial lower payments, but these come with some very risky drawbacks. Unlike other low-initial-cost mortgage options such as the interest-only mortgage, there’s no possibility that you’ll end up with negative amortization with a 50 year mortgage. This makes it a much safer way of achieving a lower-cost mortgage. The Cons

Of course, the 50 year mortgage has some drawbacks of its own. Tacking that extra ten years onto the terms of the loan means you add a big chunk of interest, making the total cost of the loan significantly higher. That 50 year long will reduce the amount you must pay each month, but over the life of the loan it’s going to cost you. In addition, the interest rate on a 50 year mortgage is typically slightly higher than with a 30 year or even a 40 year mortgage. Longer terms mean increased risk for the lender, and you pay for that risk with extra percentage points on your interest rate. It may not be much-less than 1%-but even that adds several thousand dollars to your loan total.

Another disadvantage with the 50 year loan is a result of the way in which mortgage payments are structured. All conventional mortgages are front-loaded with interest, meaning that the first years of repayments are almost all interest, and you don’t start paying off a significant amount of principle immediately. The longer the terms of the mortgage, the longer it takes to build up equity in your home-more than twice as long to build up just 20% equity in comparison to a 30 year mortgage.

A related problem with this very slow build-up of equity occurs in cases where your down-payment is less than 20% of the home’s appraised value. In these cases your lender typically requires you pay for private mortgage insurance until you reach that 20% equity figure. With a 50 year mortgage, it’ll take much longer to reach 20%, so you’ll be paying extra for private mortgage insurance for much longer than with any other type of loan. What does this mean for Home-Buyers?

For people who find that the 30 or 40 year mortgages aren’t affordable, the 50 year mortgage can make the dream of home-ownership a reality, but these mortgages are best used with a view to refinancing as soon as possible. The 50 year mortgage shouldn’t be considered a long-term loan, simply because those extended terms are so expensive in the long run. As long as you’re planning to refinance within five to ten years, the 50 year mortgage is a good alternative to riskier low-cost products such as the interest-only mortgage.
